Welcome to my newsletter that will focus on The Promontory, gated Francisco Oaks, and the Francisco Oaks/Crown Valley developments, and real estate news. Please feel free to contact me if I may assist you, please call me via my cell: 916-296-9487.

 

The full Newsletter is published and mailed directly to all home owners each quarter. The data depicted in the table below that represents "Current Homes For Sale" will be updated weekly (usually over the weekend).

 

                           Interesting SOLD statistics

In 2010 (year to date) eighteen homes have sold with an average sale price of $763,499. Thirth-nine homes sold in 2009 with an average sale price of $678K and thirty-six homes were sold in 2008 with an average sale price of $691K.

Thus, prices of home sales has increased about 12.5% from 2009. Sales in 2007 saw twenty-three homes sold with an average sale price of $920K.

 

                            2010 Property Information

There are twelve homes (re-sale) on the market. The homes are priced from $629,000 to $1,495,000. The average sale price of the properties is $952,917 with an average DOM of 80 days.

 

There are five homes in Short Sale. The average price of the properties is $744,200 with an average DOM of 144 days. There are no REO or Bank owned homes for sale.

 

There are twenty-two homes currently in a sales Contingency (14 are Short Sale/SS), Bank Owned (1 are REO), or Pending (7 Active) state. The listed prices in the table reflect the sellers asking price. The average price of the homes are $705,929 with an average DOM of 190.

 

Eighteen homes have SOLD in the last four months (year to date).

The average price of the homes were $763,499 with an average DOM of 117. Seven of the homes were Short Sales and three were Bank Owned homes.
